One Maidenhead, London
Client: Ryger Maidenhead Ltd
Role: RIBA Client Adviser and Competitions Adviser
S Williams Architects was appointed by Ryger Maidenhead Ltd to provide strategic Client Advisory services for a key development site in the heart of Maidenhead, adjacent to the station.
Before the client proceeded with the investment, Sarah worked closely with them to shape the development strategy—defining the brief, exploring potential massing, building heights, and overall mix of uses. Engaging early with the Royal Borough of Windsor and Maidenhead’s Planning and Regeneration team, Sarah established initial design parameters that provided the client with the confidence needed to secure the site.
Thanks to Sarah’s guidance, the client was able to define their preferred site boundaries and secure agreement from the Local Authority on the overall vision for the scheme. A formal letter of comfort from the RBWM planning team further supported the acquisition process.
Following the site purchase, Sarah led the selection of the design team via a RIBA architectural competition, chairing the assessment panel. After a two-stage selection process, Studio Egret West was appointed as masterplanner and lead architect, with Allies and Morrison brought on board as office architects. Sarah also coordinated the appointment of key consultants including planning and branding specialists, engineers, property advisors, and other core team members.
S Williams Architects provided ongoing advisory support to ensure the quality and long-term success of this landmark project.
The scheme features a combination of residential, retail, office, and commercial uses, complete with underground parking and a new public town plaza at its core. It completed in 2024.
With a strong focus on placemaking, the scheme is designed to enhance connectivity to the nearby Shopping Centre, High Street, and Maidenhead railway station—which is now a key stop on the Elizabeth Line. The new development delivers a contemporary urban environment, activated throughout the day and evening, and characterised by high-quality homes, successful businesses, and a dynamic public realm.
“Sarah Williams’ input as client advisor on the Landing project in Maidenhead was absolutely invaluable throughout the process. From initial feasibilities and pre-app meetings with officers through to planning committee, her considerate approach backed by her extensive experience was every bit as reassuring as it was enjoyable. Sarah’s recommendation and guidance in running a RIBA competition not only helped to win support from Councillors through their judging roles in the competition, but it also arrived at a unanimous decision to select the best architect for the job – Studio Egret West.”
